2007 PCBC Gold Nugget Award of Merit
Best Mid-Rise apartment Project over Four Stories

2007 PCBC Gold Nugget Award of Merit
Project of the Year

The Crescent is an urban infill mixed-use residential and commercial development on the Wilshire corridor in Beverly Hills. Located in the “Golden Triangle”, just blocks away from Rodeo Drive, this project was the first new apartment built in the district in more than two decades.

A ground level motor court entry serves the project and parking for 534 cars is provided in 3 underground levels. The 4-story Class A commercial office space is separated from the housing by a landscaped courtyard. Twelve 2-story “liner” brownstone loft town homes with private entrances front Crescent Drive and conceal two levels of parking beyond. Seventy-six one- and two-bedroom units surround the inner courtyard on the podium level. The project serves as a prototype for the City of Beverly Hills’ mixed-use ordinance.

2009 PCBC Gold Nugget GRAND AWARD
Outstanding Adaptive Reuse Project

The innovative new design studio for VTBS Architects is the result of the adaptive re-use of this 2-story warehouse with rooftop parking.  The design takes advantage of the existing 1960, brick-and-concrete warehouse characteristics by exposing the structure to reflect mid-century design elements.  The results include a dramatic 32’-high atrium and multiple work areas that provide open ‘creative office’ space that is at heart practical, as well as warm and comfortable.  The 17′ ceiling height on the ground floor allowed for the construction of a mezzanine level for an increase in usable area.  Committed to sustainable design, VTBS has incorporated ‘green building principles’ into the renovated building.

9920 Jefferson has provided Culver City, CA with much-needed ‘creative office space.’  Dating from 1962, this steel-framed, reinforced masonry manufacturing building has been renovated and designed for re-use as professional offices.  VTBS provided Architectural Services to include the design for upgrades, alterations and improvements to the existing building, one element of which, involved removing areas of the second floor framing to allow a natural light atrium at the first floor level.

Taking advantage of the balance of the existing lot, VTBS has conceived a radiant new office building, designed to complement the existing structure yet vitalize the project with a modern image. The new building is four stories in height with a usable roof terrace and constructed with a cast-in-place concrete first floor with three steel frame floors above.

Best Office/Professional Building Under 90,000 sf

Located on densely-traveled Wilshire Boulevard in Santa Monica, CA, the building is adjacent to a residential neighborhood which presented an opportunity to create a design that would enhance the urban context – yet be sympathetic to the residential community.  The design takes advantage of the corner lot by creating a visual impact with cantilevered and terraced floor levels, in conjunction with glazed vertical elements.  The exterior finishes and colors were designed to capture the attention of the passer-by, while remaining unobtrusive to the occupants.

This 50,000 square foot corporate office building has become one of the key structures in the revitalization of the Burbank Media District.  Highly distinctive architecturally, the building is visible from the busy Ventura Freeway, providing a landmark in the area.  The four floors of offices are constructed over three floors of parking, one on-grade and two subterranean at three stalls per 1,000 square feet.

Olen Properties Corporation

56,200 sf

14,150 sf

4/1,000 Surface Parking

This 56,200 sf office building was designed to serve as the headquarters for local development company Olen Properties Corporation.  Sited on Corporate Drive in the commercial heart of Irvine, CA the structure was envisioned to deliver an impressive impact on visitors.

The Owner felt that this particular project must meet two very important objectives.  First, as a real estate company, the firm’s own building must make a definitive and unique architectural statement.  And second, the structure must reflect the corporation’s dedication to reliable, durable construction.

Neo-classical and post-modernist in design, the building offers a majestic quality while the use of natural marble and granite serves to anchor it into the organic landscape.  A dramatic two-story entry and marble lobby is appreciated by visitors, marking the building as a “Class A” office building.

Amenities include 4/1,000 surface parking, high-speed elevators, and a computerized energy management system.
