Bordering a desirable shopping neighborhood in Pasadena, the new 71-unit condominium project attracts affluent buyers with understated luxury. Entered from a quiet cul-de-sac, a cobblestone entry court leads to an elegant lobby with wood paneling, fireplace and lounge, and views to gardens beyond. Open-air corridors connect a series of graceful landscaped courtyards, creating a unique indoor-outdoor setting, enhanced with arcaded loggias, fountains, outdoor seating areas, plantings and stone paving.

The quiet architecture is based upon precedents from early twentieth century Southern California architect Irving Gill. Smooth-trowel white plaster walls articulated with numerous setback planes, a shadow-story under broad overhangs, with horizontal brick panels extending down as accent walls, elegant casement windows and French doors, bronze guardrails, and stone and tile accents, contribute an overall impression of quality and elegance.

The urban infill project is located on an entire city block between the burgeoning Little Tokyo and Artist districts in downtown Los Angeles. Five stories in height, the unit mix includes one, two, and three bedroom flat units as well as two-story lofts. The units are configured to form three courtyards containing areas for lounging, swimming, and other recreational activities.

Guests enter via a motor court with optional parking provided in two subterranean levels. Interior amenities include a movie theater, full sports lounge, exercise room, library, and a business center and conference room available for tenant use. A roof terrace is included that affords magnificent views of the downtown skyline and is set up for group entertaining as well as enjoyment by the individual tenant.

The architectural character is inspired by an urban context of commercial, public, multifamily and institutional buildings combining multinational influences that gave the neighborhood its roots. Material selections and building rhythm and massing are direct products of extensive studies of the neighborhood.

This adaptive re-use project includes the demolition of all structures occupying the site, with the exception of the nine-story tower located at the northeast corner of the site.  The existing office tower has been renovated for residential use with 45 new luxury condominiums, which include 12 affordable units, a new building lobby, and amenity and retail space on the ground floor.  Work included structural upgrades as well as replacement of the exterior curtain wall and window system.

The project also includes the replacement of other structures on the property with the new construction of 27 3-story podium lofts and 50 townhouse-style residences.

The Master Plan for revitalizing the massive rail yard and warehousing area in the Lower Downtown Denver’s modern high-rises was completed in the 1980s, followed by major investments in new streets, light rail, parks, and public amenities. This project was the first rental property developed as part of the master plan. The project stretches along the entire length of 15th Street from Little Raven to the railroad tracks. In one direction there is access to miles of walking and bike trails, in another direction are the chic new restaurants, and within one more block and you’re at the hockey/basketball stadium and theme park.

Four stories plus mezzanine of wood famed construction over podium slab and subterranean parking garage, the project consists of three buildings arranged around a large interior courtyard with community amenities.  First floor units have private access to the public way.  Units are designed and arranged to provide premium city and mountain views.

Home to the NOHO Arts District, the Academy of Arts and Sciences and the North Hollywood Metro Station and Transit Center, NOHO Lofts is a component of VTBS-designed NOHO Commons, the revitalization of an historic performing arts district in North Hollywood in a public-private partnership with the CRA/LA.

A mixed-use, transit-oriented project, NOHO Lofts is three stories of loft-style units arranged around a 130’ by 300’ courtyard with swimming pool and gardens. Individual units are accessed from covered outdoor corridors and bridges over courts, creating a breezy feel and offering the opportunity for rear windows and cross ventilation in many units.

Fourteen street-accessed live-work storefront units line the south side of the 360-car ground floor garage which serves a retail center at the west side of the site. There are 400 parking spaces for residents and guests below grade.

The project features a contemporary design highlighted with concrete block with different colors and textures, and tall large-scale window openings for the high-ceiling loft-style units. Projecting window bays, varied plaster colors, upper level balconies, bracket-supported eaves, and unique features such as a corner window “lantern” extending above roof level, also provide visual interest.

Craftsman-inspired lofts and flats with mountain views, clustered around urban courtyards and located blocks from retail, restaurants, office towers and a Pasadena Gold Line light rail station, Alexan CityPlace added the missing piece in a central district that city planners envisioned as a single environment for living, working, and playing.  This project presented significant challenges given the urban context of a busy commercial street on one side transitioning to a quiet residential street in the back.  VTBS designed the project to respond to this condition and incorporated many features which contribute to the existing surrounding neighborhood, including ‘stoop’ entries for private entrance and subterranean parking stalls allowing for several on-grade courtyards within the three-building project.

At the heart of Hollywood near a Metro station, Rubix Hollywood transitions between twin adjacencies – a bustling commercial district and quiet residential neighborhood. Formerly a parking lot, the project provides 209 replacement parking stalls for neighboring businesses while assigned tenant parking for the complex is protected through a controlled-entry gate with remote access.

Three buildings enhanced with vibrant and varying color palettes accommodate program density in four floors, arranged around a series of linked courtyards, framing views, and optimizing daylight access and engaging perimeter streets. The sloped site is used to create varied conditions of sidewalk-to-building relationship.

Across the street from Universal Studios in Universal City, CA, the infill site accommodates a transit-oriented development within a 1/4-mile walk of a Metro subway station with a 20-minute ride to downtown Los Angeles.

The apartment homes are housed in a single building that wraps around a wedge shaped courtyard. The intricate 4-story building features an interior corridor design with a north-south orientation optimizing sunlight in the central courtyard with a swimming pool. Residents benefit from two levels of subterranean parking, at-grade guest parking and a row of private garages along the west property line which make use of an easement for the subway line, and act as a buffer to adjacent single-family houses.
