The Fifth Street Apartment building is located in the Downtown Commercial District in Santa Monica.  The area’s eclectic creative community and pedestrian orientation dictated the inclusion of an art gallery on the ground level.  The building facades are articulated in color, texture and over-scaled posts and trellises; an architectural vocabulary that reflects the optimistic exuberance of the revitalization of Santa Monica’s vibrant downtown.  The twenty-eight apartments are deed-restricted; twenty-two for moderate income residents and six for Seniors.

This vibrant new five-story community is being developed to vitalize and enhance historic Old Town Pasadena,  offering 201 new luxury residences in 16 unit configurations and 11,000 sf of neighborhood-serving retail.

Local design precedents have been employed in the form of archways, smooth stucco walls with deeply set windows, trellises, decorative tile work, tiled gabled roofs, ground level arches with “main street” storefronts, abundant landscaping, and metalwork creating a project that will integrate naturally into the existing cityscape while offering fresh amenities to an up-scale clientele.

With the simplified, streamlined take on the Mediterranean style, the building’s elevations rely on significant changes in the wall plane and overall massing modulation to provide complexity and interest to the design, not applied ornament.  Enhanced breezeways interrupt the corridors in fairly regular intervals and serve as connections to the courtyards.

The mixed-use building meets the street and public realm with a combination of a pedestrian arcade and retail and restaurant storefronts defined by a complement of flat and round arches.  The pedestrian arcade runs along the street edge in front of the apartment lobby and leasing space to create a transitional zone to buffer the residential use from the street edge.  A tower element anchors the street level court and provides a visual sign post for the apartment lobby entrance.  Resident and retail parking areas have been configured to encourage an easy and clear access to the street-edge entrances through passageways and the courtyard.

One element of the VTBS-designed Masterplan for the 46-acre Pueblo del Sol community, Vista del Sol Affordable Housing replaces an East L.A. public housing site once deeply troubled by violent gang activity and neglect.   The project provides detached, individually-owned Affordable and Market-Rate two-story 3 & 4-bedroom homes, with 2-car private garages organized around secluded auto courts.  Limited street parking and judicious landscaping all maintained by the HOA heighten visibility, safety and a sense of community.  Semi-private villages connected by paseos relate to an even wider neighborhood by a design that updates the modernist Spanish bungalow idiom and lively color schemes of surrounding working-class homes and of the adjacent schools and church.

This in-fill project was overwhelmingly approved by State, County and City dignitaries as well as eight regional senior centers and creates affordable accommodations on a vacant lot in North Hollywood, CA.  Within the four-story structure, eight of the apartments are situated on the ground-floor, with the remaining dwellings arranged on three residential levels above.  The ground level also provides space for two residential offices assigned to the manager and service coordinator, a lobby, a multi-purpose room with a kitchen, and secure parking garage for residents.  Outdoor terraces on the 2nd and 4th Floors provide residents with a garden atmosphere throughout the project.

Project received funding commitments of $1,200,212 from LAHD‘s Affordable Housing Trust Fund and HUD’s Section 202 program.

This Elderly Housing Development is a 100% affordable housing project catering to the Alternative Lifestyle community, situated in the heart of Hollywood’s redevelopment and entertainment district.   Triangle Square is the nation’s first affordable, multi-cultural housing development supporting the needs of Gay, Lesbian, Bisexual and Transgender (GLBT) elders.  Affordable monthly rentals ranging from $350-$1,000 are designed as compact one and two-bedroom units placed in two four-story buildings enclosing a central  podium-level courtyard.  The facility has 10 apartments over covered parking, with an outdoor courtyard, pool, and resident lounges on every floor.  One-third of the units are designated for seniors with HIV/AIDS, homeless, or at risk homeless.  The ground floor includes retail, GLEH offices and an Activity Center open to residents and non-residents.  GLEH is a non-profit organization operating affordable, non-discriminatory residential communities and centers.  The Activity Center includes social services, classes and cultural events.

The former Grand Hotel commands a prominent view of the Old Course at St. Andrews, known to many as the birthplace of golf. The design involves a careful conversion of this historic building into twenty-three luxury condominiums with full-service health club and exceptional services. An essential goal of the design team was to create a state of the art residence facility wrapped in a richly embossed historic envelope. The individual unit-plans range from 1,400-1,900sf and generally provide four bedrooms and four bathrooms. The concept here is to provide luxury accommodations for the traditional foursome. The two primary facades, classically detailed in Dumphries red sandstone will be shored in-place, while the balance of the structure is demolished and re-constructed. The renovation called for the two primary facades, classically detailed in Dumphries red sandstone, to be shored-in-place, while the balance of the structure was demolished and re-constructed. Presidio El Camino is located within two blocks of City Hall, and as such, VTBS Architects was delighted to be charged with the prospect of setting the design character for the revitalization of Santa Clara’s historic city center.  Following the directive of the City of Santa Clara by using California and Spanish Mission architectural styles, this infill project provides desirable affordable housing in 20 studio and 20 1-bedroom apartment configurations with 3,025 square feet of flex space.

A ground-level arched arcade, decorative tile accents and mission towers are a few of the project’s highlights.    The development was constructed as a three-story, Type V-A building with an attached one-story Community Room for residents’ communal activities.

A 17-story office building in downtown Los Angeles has been renewed as a Live/Work environment providing 80 condominiums within the top 11 floors, ground-floor retail and indoor parking.  Rehabilitation work includes the replacement of exterior walls, complete reconfiguration of all floors and interior upgrades including floor-to-ceiling windows and 9-11 foot ceilings in each unit. The roof-top star-gazer entertainment deck and helipad overlooks the panorama of Downtown Los Angeles.

Sited in an area of downtown Los Angeles abundant with shops, services and public transportation, Teramachi accommodates 127 condominiums for seniors drawn to their roots in an urban neighborhood rich in ethnic history.

The six-story contemporary project connects residents with a lively street scene via balconies and the floor-to-ceiling windows of units and community amenity spaces.  The ground floor is activated by three retail spaces and a front yard garden. The street corner is marked by a drum form which expresses itself at the roof by a distinctive round parapet.  A covered driveway provides off-the-street access to the building entry, and continues to ground level and underground parking.  Common amenities are generous, with a stylish lobby, large two-story multi-purpose room and a gym.  On each residential floor, a lounge with kitchen that residents can reserve is provided.

A break in the “street wall” at the south side of the courtyard opens the ‘zen’ garden  to views and  accommodates a partly-covered swimming pool, where careful screening provides tranquility enhanced by pools, fountains and lush  landscaping.

Wisteria is a 12-unit infill development with New Urbanist design cues.  The project consists of three basic plans of up to 1,500 sf with traditional cottage exterior detailing.

The color schemes and exterior elevation variations were carefully planned to provide the feel of a classic, older neighborhood.  Garage entrances are placed at the rear of the homes with center-planted driveways, providing a buffer between living spaces.  Front porches define entries and promote interaction with neighbors along the landscaped street, which incorporated existing old growth trees.
