Designed for Cayman Communities, Vantage Pointe is an exclusive community of luxurious custom-designed homes ranging from 3,200 to over 5,000 square feet of living space on lots averaging two homes per acre.

The site plan features all single-loaded streets to take advantage of the panoramic views of the ocean.  Homes include 4-5 bedrooms, 3½ to 5 baths, and 3-4 fireplaces.  Elevations feature wood siding, stone, brick and painted stucco walls, and concrete tile roofs.  A variety of compatible color schemes were chosen for the Traditional Brick, Country French, Cape Cod and Mediterranean architectural styles that combine to produce a visually eclectic and harmonious neighborhood.

This luminous new residence was designed as an homage to the traditional Spanish/Mediterranean hacienda-style home.  The project entailed the demolition of the existing structure on the site and thoughtful consideration was exercised in positioning the house to take advantage of the site’s views while integrating the home harmoniously into the existing landscape.  The result is an exquisite balance of California heritage blending with the most current and innovative living conditions available today.  Particular attention was paid to designing the outdoor patios and spaces as a natural extension of the elegance of the interiors.

Nestled in the heart of the quiet neighborhood of Rolling Hills Estates is the community of Pepper Tree Lane.  Two home plans with three alternate elevation treatments are available and include 5-bedroom / 4-bath plans.

Charming entryways lead to common areas angled towards a kitchen, a cozy fireplace, and a backyard—perfect for a family-oriented space.  The downstairs space includes a half bathroom while on the upper level three bedrooms all provide attached private bathrooms and views of the neighborhood flora.  The master bedroom is complete with an en-suite bathroom and a generous walk-in closet.

The community also includes a personal small playground for the neighborhood children and is located near schools, grocery stores and the parks of Palos Verdes.

This Pacific Palisades villa was intended as an interpretation of the client, Bill Janss’ three-part art collection including Native American pottery & rugs and a growing collection of modern paintings and sculptures.  The design for the home needed to establish a common thread to showcase and compliment three time periods, the first of which sets the tone for the house.  It mimics the vernacular of a European farm-house’s construction using indigenous materials to tie the structure to its surroundings.

The second phase adds thick plaster walls with small square openings; an architectural reference to the client’s Southwest artifacts.

The final phase incorporates the contemporary art.  The use of rigid elements, such as inserts of large expanses of glass to capture canyon views, skylights, steel interior I-beams and a slick rectilinear lap pool that is the site’s rear boundary, accomplish this incorporation.

Formerly the site of the Studio Drive-In Theatre in Culver City, CA, this redevelopment project includes the masterplan for fifty-seven single-family homes, a community park and a school for children with learning disabilities, over 9 acres.  VTBS designed 3-bedroom and 4-bedroom detached homes ranging from 1,880sf to 2,180sf in a variety of cottage, craftsman and Mediterranean styles.  Additionally, VTBS designed the 45,000 sf ERAS Center (Educational Resource and Service) Headquarters, school facilities and a community park on the remaining site.  ERAS provides education training and other services for developmentally disabled children and adults.

Cardenas Residence

The demolition of an existing four-bedroom dwelling allowed for the stunning new seven-bedroom single-family residence in the Beverly Hills post office area.  Adjacent to trendy West Hollywood, the property can boast immediate access to both communities.

Arriving at the perimeter of the property, guests enter through wrought-iron gates up a grass-lined semi-circular driveway to enter the new two-story residence via a porte-cochère.

Devised as a ‘California’ take on the traditional Cape Cod style, the design details provide a cottage ambiance disguising the breadth of the estate.  A second structure provides a two-story guest house for visitors allowing for the owner’s privacy.

Modern conveniences include a 26-seat full-screen theater, a centrally located elevator, His & Hers study/libraries, an open-plan family kitchen and secondary catering kitchen for entertaining.

A luxurious infinity pool with kiddie wading area and spa is accessorized by a 2-1/2 bathroom/changing room cabana and gymnasium.

Wisteria is a 12-unit infill development with New Urbanist design cues.  The project consists of three basic plans of up to 1,500 sf with traditional cottage exterior detailing.

The color schemes and exterior elevation variations were carefully planned to provide the feel of a classic, older neighborhood.  Garage entrances are placed at the rear of the homes with center-planted driveways, providing a buffer between living spaces.  Front porches define entries and promote interaction with neighbors along the landscaped street, which incorporated existing old growth trees.

This 10,000 square foot home is located on a 24-acre site in Hidden Valley, California.  The Sebastian Residence has Roman styling and materials, such as red-tile roof and stucco walls.  However, the house centers on a contemporary two-story glass-block tower.  Radiating from its series of wings, their varied heights break up the mass and humanize the scale.

The house is arranged on a geometric 7.5-foot grid to balance the rooms.  Walls are curved and balconies are cantilevered to keep the space from seeming rigid.  Because the owners wanted “Old World” solidity, walls also are double framed.

Designing one’s own home is a unique opportunity for an architect to realize their personal philosophy.  Johannes Van Tilburg, FAIA sited his ideas on a Malibu hillside in the form of a multi-faceted building framing scenes of both the mountains and the sea.

Conceived as monumental sculpture within nature, the house has evolved over the 46 that the homeowners have lived there.  During the intervening years, they have remodeled the residence to accommodate a growing art collection and Dr. Jo Anne Van Tilburg’s extensive archaeological library.

The home continues to present a modern, stately image with angular volumes echoing the mountain setting.

This luxury single-family home community is located in the prestigious address of Rolling Hills Estates.  The twenty-eight lots average 18,000 sf and are behind automobile gates off of Highridge Road.  The land plan is understated, yet with a great amount of thought given to the streetscape.  Front and rear sweep garages, front and side accessed garages and varying setbacks are all utilized to the benefit of the private street.

Within the project, there are five plans ranging from 3,400 sf to nearly 5,000 sf.  Two of the plans are 1-story designs and  two others are of 2-story design.  The fifth plan is a unique ‘upside-down’ home with a 1-story elevation facing the street, but with a 2-story rear elevation due to a downsloping lot condition.  There are 5 of these plans within the neighborhood.

All of the homes feature large family rooms open to the kitchen and work area.  We viewed this space as the most important within each home due to its frequent use.  One of the homes connects this area to the second floor bedrooms via a rear stairway.

This particular City required a design review process known as ‘neighborhod compatibility’. Planning staff reviews each home design with an eye toward the context of the City.  Massing, building heights, and details informed this community compatibility.  We were able to secure approval using varying architectural styles including Country French, Craftsman, Southern Plantation, Italian-Mediterranean and Cape Cod.    The varying styles are intended to create a community feeling of custom homes rather than a new tract of homes, albeit one with substantial features.

Five luxurious new homes have been designed to utilize an empty parcel at the termination of Bollinger Road in Cupertino, California.   Placed within a tightly woven surrounding neighborhood, the residences reflect an eclectic “European Architecture” with design details evoking Italian, French and Spanish characteristics.

The homes provide spacious living environments with two stories housing four and five bedrooms with multiple attendant bathrooms.  Each home is unique unto itself with varied interiors designed with hardwood floors and granite countertops, stainless steel kitchen appliances, butler pantries, walk-in closets and luxury bathroom appointments.

Parking is provided in generously-sized two-car garages and supplemented by private driveways.

With butterfly roofs gesturing toward the sky, the Kline House is composed of three sections ascending a hilly site in Malibu.  The lower level consists of the children’s bedrooms and a pool room, the master bedroom suite is mid-level, and the living quarters are located on the upper floor.

The guest house is a self-contained private suite.  Beautiful natural light fills this home, which enjoys both ocean and mountain views.

These three houses situated on the beach in Santa Monica, CA are all 3-story homes with amazing mountain and ocean views.  They are a contemporary interpretation of a seaside coastal vernacular with Victorian touches and were completed in 1999.  These homes are a clever solution to difficult site constraints.  Two of the homes have a 2-car garage, 3 bedrooms and 3 bathrooms.  The third home has a 3-car garage, 3 bedrooms and 4 bathrooms.  All three models have a media room and ample kitchen space.
